One High Street Tower project presents a unique opportunity to develop an architectural icon for the Manila Skyline- one which will set a new bench mark for residential condo living in the city. As such, the development had to make into account various consideration from master planning and site conditions, to operational requirements, to local and regional market competition, in order to achieve a product which is both commercially viable and which represents the latest in building design and urban lifestyle.

Located in the heart of Metro Manilas Fort Bonifacio district, the projects consist of a 170 unit, 45 storey high luxury residential tower, including a wide range of residential amenities. All parking will be contained in four basement levels. A small retail arcade on the ground level will provide convenient shopping for residents. The tower has been organized into two intersecting slab volumes, which form an eccentric L shape in plan. This allows all units in the tower to have a view towards the open park to the south - east, and minimizes the views towards adjacent future high – rises. In addition the L-shape plan opens out at an angle garter than 90 degrees, which minimizes direct views into adjacent units, and bypass direct view into the future lower to the south of the site.

The tower arms half enclose a pool – deck on top of the podium level which faces out towards the park. The western lower arm will be a taller than the northern one. The drop off for the residents is restricted as a more private approach to the west, with adjacent ramps leading down to the basement parking areas. All service access will be at the ground – floor level, hidden away in a screened loading bay to the south of the site. The condominiums range from 60 sqm 1bedroom unit to 300 sqm 3 bedroom Sky Pool Villas, These will be generally flats, with the larger units located at the corners, and or forming through – units with views both towards the park and the rear of the building. In addition special loft units will be distributed across several floors, offering double – height living rooms.

All master – bedrooms will have walk- in closets and en suite bathrooms, while kitchens have the options of being either enclosed or open plan. the larger units will also have wet kitchens, laudry areas and maids’ quarters, as well as interior areas for family rooms, A/V rooms or home offices and / or studies. Finally the majority of units will have generous, projecting balconies with views towards the park.
All units will be accessed from a common 4 – lift core, which will have direct access to a garbage chute, a service/firemen lift and two stairs. Each unit will have their own parking space ( some with private storage area), at the basement levels.

Amenities will generally be split at the ground, second and podium. Deck level. These amenities will include lounge facilities with cigar and wine – displays; libraries and games rooms; gym and spa facilities; a small business center with function rooms; leasable party rooms with show- kitchens; and pool facilities with Jacuzzis, cabanas, children’s pool and playground, and an outdoor pool juice bar with barbecue station. The main podium will be arranged on as a double – tiered pool, allowing swimmers views towards the park, but also giving passers- by an impression of the exclusive pool activities, hereby enhancing the developments prestige.

Landscaping, both on the podium deck and at the ground entry level, will be designed to create a private and lush resort environment, an exclusive retreat in the middle of Manila. Finally, the exterior facades of the tower will be given a distinctive look through the use of balconies as elements. Each balcony will have a slight fold in plan, which, read together in elevation, form a series of gentle organic curves. These can be read as either wings or sails, and will cast changing shadow during the day, giving a facades a distinctive sense of movements monumental sculpture, an art work habitat for the resident to live in.In summary, the design of One High Street Tower condominium tower integrates functionality and viability with iconic architecture, to create the latest premiere residential development in Metro Manila.
